I can only speak for 1 market, but it's hard to imagine buying a nice, turnkey home near a major state school and the numbers work well in today's market.

Just imagine a guest getting shocked because the GFI was not installed properly, or you hang a chandelier too low over a tub, or wrong type of can light in shower, or.........?
