Maybe the best bet for me at this point is to try to work along side a syndicator, even though I have zero interest in syndicating a deal myself (just my personality) but the time is a tough commitment to me.

Bankruptcy is the only hiccup that comes to mind, but I'm not a lawyer...Mechanics becomes the question.

The only hiccup would be if you've taken a Section 121 exemption (the $250k CG write off described above) within the last two years or if you acquired the property through a 1031 exchange (meaning you bought it as an investment, then moved in to it, then rented it out again).
