My concern is that the unit under eviction will be heavily damaged with no security deposit and insurance doesn't cover tenant damage, though a criminal act.

Although we can't be for certain on the payment history of the the tenants, we did find out that one tenant has been there for 13 years (unit B) while two tenants are getting their rents heavily subsidized by the government (I might add unit C is abandoned but the government is paying the rent until the lease is over in a few months or so I'm told and unit D is the one being evicted - he hasn't paid his portion).

I can tell you from an underwriting perspective though, banks are now looking very heavily into when you bought the home, did you buy owner occupied, did you move out early, and refuse you on even a Fannie/Freddie loan if you are trying to buy another owner occupied ahead of twelve months.
