I'm not factoring this in right now, going based on the numbers I see.Definitely able to put down additional funds to be creative with a lender, at the numbers you are thinking.

If you are far away from a larger city, is there a major employer that is a significant portion of jobs and if they close down will that have a huge impact of that town? 

I like to use removable pillow covers with down inserts.

My kids and extended family are in the lower 48 so I don't mind excuses to get down there- and the sun too!
