Also it is important to have understanding of what it takes to source all this off market properties (lots of time, money, skills) sooner you do you will be able to have much greater success with wholesalers.

The deferred maintenance - hallways dark and dingy, the small gym looked old and run down, and other things like that - started to worry me in that they would not be fixed or get worse.

You are certainly on the right track.  98% of success happens in between the ears, the more and sooner you work on that aspect (the inner game) the faster you will succeed!! 

I would have responded sooner but I think I must have notices turned off or something.  

Anywhere you have severe droughts, you're might have a real problem with your foundations sooner than later.  

One nice thing about having to use the higher (compared to conventional loans)  is that your cash flow is higher so you can build up to get the next one sooner. 

I know it takes time and work but I would much rather work hard now to be able to get this to be my source of income sooner rather than later!
