In Chicago or San Antonio, it’s a similar hustle... you build the right relationships with smaller property managers who know local investor groups, and suddenly you’re the guy who can feed them deals they never thought they’d find on BiggerPockets alone.As for the fear of getting stuck with a contract, it happens less often when you’ve done your homework on the numbers and aren’t overselling some mediocre deal.

There are good things to learn for guys just getting started.

Showing a level of expertise to do something hard or exciting certainly piques the interest of a guy with money and no RE experience.We lived in Houston and self managed properties in Oregon and Maine that we snuck away to in the summer.

From everyone’s experience, do you guys put the responsibility on the tenant or would it be the landlords responsibility to replace.
