Yes, the vinyl plank (TrafficMaster grip strip planks) over carpet does sink a bit (like carpet, but it bounces up), so it's unexpected, but not unpleasant. 

A lot these are things I "kind of" knew/understood before, but now I have better grip on them.

Some poor guy gets bombarded with phone calls and then grips to Josh, so we just don't allow them in posts.

I would have to agree that the flip market is always tough in Syracuse, we never really got any of the runup (which seems ok now as we have largely avoided any crash)- so flips here really depend on a tight grip on the local and micromarkets (say TIpp Hill vs.

While I want to nothing more than to buy a home for my family, we just can't come to grips with buying a $2M home for what we want; - it would end up tying up so much (nearly all) of our capital.Instead, I am getting more and more excited about REI and plan to buy my first couple properties out of state.

I didn't understand a lot of this but it was still gripping.  

Make sure you have a good grip on the issues and prioritize properly before risking a vacancy and potentially expensive turnover.
