Carpet especially is always going to be an argument - unless you have many clear and graphic before and after pictures or video.But if it were me I would write a separate 'invoice' for each item - with it's price.

I have been doing some calculations about exit strategies for multifamily property investments and dont know how to use excel to display a graphic (only numbers will be awesome too), that, when I fill in the spreadsheet with all the data for one of the planned alternatives, to see when the best time to refinance/sell because of the ROE.Can you guys shed some light about this?

The website you took this graphic from explains the categories reasonably well in layman's terms (at least it seems to me).Preempts rent control = state law forbids state or local rent control.Has no Rent Control nor Preemptions = no law against rent control and no de facto rent control in the state.
