My understanding is that if you've given the neighbor written notice of the need to maintain / remove the tree, if it falls it's considered an act of nature (high winds) and you have to deal with it.

A couple of Roof claims due to storm damage in Tucson, and we had several sub-to deals in Oklahoma when grapefruit size hail decimated a big section of the whole town.

What challenges did you encounter in fund formation, compliance, or deal structuring?

My guess is that it could be structed as one person handles everything locally 'boots-on-the-ground', and the other acts as the investor.Has anyone see or done deals like these?

What would be my best approach, I assume find a private lender and work out some deal with them.

Still tons of deals that hit the 1% rule and positive cash flow here and you get amazing appreciation potential.

Many have an unfavorable outlook on the 5+ unit market for the next 2 years or so, while there are a few who are still hungry and actively funding deals in the space.  

How good of a deal would be needed to make this strategy work?
