Develop a strategy that works for where you are financially right now, taking into considerstion the geographic area that you are investing in.

The way you have it set up now according to your description, it isn't going to protect you if your tenant sues you.

If you don't have a specific deal that you want to finance right now then come up with a description of what you are targeting and call a few of the banks to ask what they can do for that type of deal.

I haven't heard or seen any of that happening not to mention that there really aren't enough properties on the market in CC to get that description.
