I know this all depends on a lot of things but genuinely I feel if the only thing they are doing is bringing a buyer I would pay them a finders fee basically or maybe a certain percentage of the spread.

Good to great companies began the transformation by getting the right people on the bus and getting rid of the wrong people.

So the only way to transform a seller carry into a 1031 (or 1031 substitute, if you will) is to (1) put the note into the exchange and then (2) Buy the note with outside funds?

Things could go really right- your project could be done well and you’ll have genuinely helped someone out.

While the north side of downtown has undergone a massive transformation in the last 5 years, there are still lots areas that have been left behind, and some pockets that may never change. 

Call it karma or the golden rule or however you want to lay it out there, real estate works for the folks who treat people the right way, folks who are genuine... sure they miss a deal to the person who beats them from time to time, but their conduct, acumen, character always performs in the long run, provides staying power.#4- THANK YOU to these folks for all they do...

And the connections I am making seem genuine and accessible.
