Many Martis buyers are interested in form over function and the builds can reflect that, with more $ spent on adding square footage and finishes than the details that aren't seen (insulation, ventilation, water management, etc). 

My client i funded and partnered with then went on to tell me its Clay and Clay in that area is in big demand to be used to line ponds etc as the basic soil in the area is very sandy and wont hold water..

Water damage can cause a very serious damage to structures.Sorry I was not able to give you any specific numbers to help you but good luck, sometimes keeping it simple might be good to get started with.

I do not have a sheet but I typically budget $150 for lawn, $150 for pool if applicable, $100 for cable, $100 for water, $300 a month for electric (depending on property size and your local utility costs), $50 for pest control, and another $200 per month in misc. 

We've done something similar by offering local coffee, tea, snack baskets, bottled water, local pastries, and seasonal flavors (pumpkin spice, peppermint, gingerbread, etc.) which have been a big hit with much less risk involved. 

I am debating whether i should just fix the shower pan. or, rebuild shower as well just in case water leak is coming from shower walls. what do you think? 

Every area I know has gotten worse and worse and worse on it.Fifteen years ago,  when I was buying, rehabbing houses and holding, I oculd hire a licensed contractor and they were able to change toilets, faucets, even water heaters.

About half of them because of heat, storms, fires and fresh water concerns.

I’ll do something different to find the same benefits even if its harder than just drinking some garbage water.
