If you mess up the contract it could cost you your friendship. 

Things went well for a few months, now they don't talk at all, not sure on specifics but once you mix business relationships and friendships things seem to be able to turn south in a hurry.

I've learned the hard way and will not mix business and friendship.

I hope to meet like minded people and build great, long lasting, business relationships/ friendships here on BP.

I will dig some more online but in the meantime, I look forward to the new professional introductions and building new friendships alike.

There is an old saying " never lend money to family or friends "   I have seen many friendships end over money , and families fighting for years for the same reason .  

I don't rent to friends or familyI manage from my head and not the heartI understand that friendship and business can be toxicI treat tenants with respect and am not overly friendly with themI let tenants know that if they are unable to pay, they can't stayI effect timely repairs and am not a slumlordI watch the bottom line carefully and only do transactions that garner a positive ROII found BiggerPockets and got exposed to thousands with my mindset, vigor and drive for REI.

But definitely separate friendship from business.

I feel that often my day job gets in the way of having enough time to find my next deal, as I am constantly working 60-70 hours a week building my financial planning business, which is also a huge passion of mine although the amount of scrutiny and regulations we honest advisors are under is tremendously draining.I look forward to attending meet ups when possible and building friendships along the way.Thank you,Justin Holley

And then there was BP, and all of a sudden - I was home.It's hard to put a dollar sign on friendships.
