Such thoughts are sometimes useful when fighting the IRS (which no one wants to have to do) or when planning (which everyone should do). 

That being said, as a broker I recommend ALL of my clients have a Lawyer review their PSA's and Leases because at the end of the day I am not a Lawyer and me telling you "yes, that is the norm" or "This is the action I recommend you take" is very different from a Lawyer saying "Yes, we can fight and win if need be."

It was my impression that they would have to be out by the end of the month since they declined to sign the new lease.I want to do this the right way and I would rather have a clean exit then fight them on the $200 I'm owed.If I issue a 30 day notice now, is their last day 30 days from today?

Not having to fight against cash investors is a real advantage, the 0% down is MEH at best.
