@Blair Bennett You need to calculate your Return On Equity ((Cash Flow + Principle Paydown + Projected Appreciation)/Equity).

By definition and generally accepted accounting principles (GAAP) you should not include these in NOI.  

@Michelle P Stafford, Any type of calculation of rent that includes a consideration of what principle they would have paid if they bought it, or corresponds to a payment amount of a loan could be considered an equitable interest in the real estate. 

I think that is an economic principle in a free market, once regulations go into place the numbers normalize.

@Nimit A. if a PM allowed $60k of damage to occur at one of my properties, I'd file a lawsuit on principle alone. 

It's Real Estate law and written into our ethics to be open and honest.I'm sure everyone can attest that fee's suck but at the end of the day everyone is running a business here and nothing is done for free.

These are professionals with additional training and a stricter code of ethics.
