Start by networking through local meetups, REIA groups, and online communities like BiggerPockets to connect with experienced investors.

You don't have to spend a fortune and buy a house directly on the beach to do well, but your starting price point for a viable option in this market is around $350-$450k for a solid 2-3 bedroom oceanfront condo or around $500k for a 3-4 bedroom house within walking distance of the beach. 

For example - I have a duplex that rents for $1350 - the mortgage when I started was $636.

I ask why and they say "well I did not know my grandpop was going to die" and right when they say that usually they start to understand.Correct.  

I would recommend joining ULI (Urban Land Institute) They have a network of people that can provide exactly what you are looking for I discovered their youtube page last year and started binging......I would like to do the same...

Right, @Karla Garcia but the trick in rehabbing is that you may think you know what needs to be done and how much it's going to cost until you start the process and then you knock down a wall and realize the whole house needs to be gutted!

I would suggest a good PM to start if you don't have a solid background in hospitality or at least something in the service industry.Self-managing can save a ton of money if you know what you are doing.
