I know that is frustrating, but you can't force that horse to drink as the old saying goes.My thought take a look at https://kwnextgen.org/ see if they would have any interest in that...or find some kind of meetup groups that has people their age in it or take them to a conference and see if anything sticks.

A property profile has at least the following factors.Property type: Single-family, multi-family, condo, townhouse, etc.Configuration: One bedroom, three bedroom, one story, two-story, lot size, age range, garage size, etc.Location: Where the tenant segment is renting today.Rent range: How much is this segment willing and able to pay.Notice that I did not select any aspect of the property.

Definitely loving my Toledo market 👍Just trying to get a solid B class 6 unit across the line for $160,000.Occupied but needs around $50,000 or so in rehab.Optimized will rent for $4,500+ per month and ARV will be $350,000 - $400,000Haven't found a deal like this in ages but either way you look, the numbers in the market just make sense and even with the high interest rate environment.Much success to all

@Austin JamesUnderstand the area, the current tenant base,the median income, is it in a flood zone, the age of the asset, the condition of the plumbing, the electrical wiring, the fuseboxes, the age of the roofs, the age of the mechanicals, the condition of the foundation, the drainage of the property, does the property have a C of O, is there ny environmental concerns such as oil tanks being buried, the current property management company, what are the amenities.These are just a few things to look out for.
