Lots of retirees just want to make whatever 6 figures off of the property each year to live on and then pass on property to heirs in the estate.

I’d love to have real estate provide some financial freedom/flexibility and create a portfolio that I could eventually get my kids involved with and pass down to them, but I end up feeling frozen/stuck based on the factors above. 

If you set standards and stick with them, you'll catch shenanigans like this.The policy should be that every adult passes your screening, period.

Do your best to only move on the properties where the numbers work well for you, even if that means passing on one that you may like a lot but isn't going to be profitable for you.2.

Note if prop 33 passes, SFR can become rent controlled.  

I am a property manager in Kona and we are not currently taking on mid term rentals because we don't want to promise anything to our owners that we may have to go back on if the bill passes to some capacity.

Cleaning fees should essentially be a pass through expense as they are paid by the guest and neither you or the owner really ever see that money.

I’m going to lend  to a few people I know with LLC ‘s  on some mortgages and receive interest , I am not putting myself out to public lending just some commercial loans as LLC single member pass through  , do I have to pay local taxes in Florida , I have no brick and mortar , no employees , just LLC in Florida and live in Texas , there is no work involved I just receive interest .

IT doesn't give everyone a free pass to stop paying rent.I would contact an attorney immediately.
