Hi @James Heller I am fully renovating 2 of my units on a 4plex I have in Golden Hill...feel free to reach out and send me a private message if you need assistance and contacts....You can get cabinets and prefab quartz countertops pretty inexpensive and refacing is usually more expensive, I've found.  

Firstly, regarding the location, I understand that exact location details can be helpful for some investors, but it's my personal preference to keep that information private for now.

I do potentially have access to private money if needed, and a 401(k).

Many are private owners just subsidizing their mortgage or they would not be able to afford the house without renting it out much of the season.

The ones I manage total to 20 bedrooms.These rooms rent for between $125 to $225 per week depending on room size and amenities in the room (beyond basic amenities may include: Desk, Tv, private entry, tenant controlled AC, additional storage).This month after padsplit takes their 14.25% cut of the revenue I am recieving, from the units I own, $15,230 from 3 homes.

What is you guys best ways to find true private lenders not "brokers". 

Hard Money and Private Money How did you add value to the deal?

However when I would do work outs it could be a challenge for private second holders to understand the pickle they were in.All the more reason every investor should obtain qualified legal consultation before investing directly into notes
