I wouldn't want investors to be robbed of the benefits of diversification and potentially higher returns because of something that remains the exception rather than the rule if you are careful.

Currently I have chosen to keep a small part of my residential portfolio for diversification and control, but major in investing in syndications of all sorts.

The benefits of online funds would be ease of communication, deal flow, lower minimums, easier to vet with more eyeballs, more diversification, etc.Ideal Investment:I invest $10k-$50k into a each deal.The property is Bought, Renovated, Rented out then Refinanced.I get back all or most of my $10k-$50k.We keep the monthly cash flow.

I'm not against it, for diversification, but it wouldn't be my first choice. 

As an Insurance and retirement broker, diversification is in my wheel house.

It usually focuses on a specific asset class and gives investors diversification within that asset class. 

Diversification is really what it comes down to, for me I thought as though it was a safer move.

The first property doesn't HAVE to be for funding college, but it seems like a good diversification.
