Never be desperate to approve any applicants that don't give you warm and fuzzy after doing the full screening.

I am not desperate but time is of the essence.

Basically, the best deals come out of situations where human suffering is at maximum and someone is in a desperate haze to get out of some terrible situation, which makes them unable to take advantage of the regular market.

I think many people try to pinch construction pricing because the margins on their "deals" wear thin very quickly and they get desperate.
