No one has ever told us no.We arrive at the house at least 30 minutes before the appraiser to make sure everything is clean and all the lights are on, the window shades open fully, everything smells nice, all toilets are flushed and closed, not dog waste anywhere.

@Heath Watson-   this  pricing  sounds  accurate for a  85% ltv  rental  purchase loan .....7.625%  rate   with 5-6% loan  fees  plus  closing costs  isnt out of line  ...there is also monthly mortgage insurance ...consider  putting  20% down as  pricing will be a shade  better and no mtg ins

There are pluses and minuses to that arrangement, just as there are pluses and minuses to conducting the entire business DIY by yourself, and many shades of grey in between ... but the fundamental truth in my mind is that RE is not a passive investment, it is always a business for somebody.

We wanted to make sure our home was very energy efficient, which meant strategically choosing which trees we kept in place, and then angling the house right so that the trees provided shade in the summer, but that those trees didn't pose a risk in the occasional winter storms (trees grow and root based on prevailing winds, so once you cut a few out and change the air-flow, they can become more susceptible to blowing over).

It has been very hot and the lot  is sloped toward the sun and no trees for shade so its always been difficult to make it look good.
