Much easier and actually turns out to be better cashflow.I had enough drug dealing, shootings, assaults on the managers, stolen autos, keyed cars, graffiti, and verbal altercations to last a lifetime.There was one manager that was very successful with the residents.

Ask the tenants to remove the animals.I have a lot of equity in this property, so I am contemplating giving 30 day notice and selling the place to alleviate the HOA issues and put my money somewhere else as I don't think the HOA issues will ever stop due to his goal of getting them all out of the neighborhood.

If a future loan is contemplated, LLCs have to have commercial financing at higher interest rates, 5-10 year calls, and usually 10-20 year amortizations.

An alternative is to get them to agree to mediation / arbitration but it sounds like she just doesn't want to sell anymore.The language in the paragraph you copied basically makes repair of any 'violations' a condition of the sale and contemplates three options; 1) The seller repairs violations2) The contract is canceled with refund of deposit and specific expenses3) Contract if fulfilled with a $500 abatement in price for non-repaired violations (I assume you sent the requisite notice for this option)From what little I know, specific performance is difficult to win.

To take a chance on an unknown there has to be some added value to the seller to contemplate taking that risk ( this is why working with a broker/agent full time in the business can help carry weight to get your offer accepted when you are newer as a unknown buyer in a specific asset class).In residential with mom and pop type sellers it is less common but when you get into millions to tens of millions in purchase price then reputations are on the line and all the little things matter more heavily because of what is at stake.
