I never pay for an inspection here and it's usually a drive by when they do it.The inspector says we need a new roof.  

Appreciation is how you can make money in markets where price points are disproportionately impacted by construction costs not with cash flow or flipping. 

(Still awaiting Seller to confirm report it’s been done as she agreed to the inspectors recommendation but has mentioned she’s not replacing it) In additional to the foundation has shifted and need reconstructed due to a lot of slopping in the home (My agent said it comes with wear and tear, so they might argue that their not going to fix it so I didn’t put it on the IRSA to repair).

Constructing new homes and selling them is extremely difficult and challenging.

Hey @Ricardo Polanco - inspectors, whether it's announced or unannounced, should not be forcing their way into your property. 

The Prosper Construction team redeveloped this building back to it's original glory.

Additional Context:- I'm usually a DIY everything guy because I grew up doing construction and farm work.

Is there a lender who will lender who will give the construction budget right at the closing (when I purchase the property)?

I am looking for a house inspector who goes into every tiny details that need attention and uses a good reporting tool to look at the issues.

Unfortunately being a rookie I went with an inspector that came from a company that had a solid website and the inspection failed to spot many items.
