I actually dont mind doing the repairs im confident i can get it done, and pretty quick. 

I've also heard from multiple property managers that they cannot share any of the confidential information they find in their screen, only summarize it for me, which only adds to the mystery.  

Are they allowed to give me the lease though, then I'll see tenants confidential info and this might be some legal issue .. not sure about it, just remember reading it in posts and forums. 

If it came down to court I am fairly confident I would win with ease due to my lease and documentation, but it is always scary as a first time landlord.

I just don't have a great relationship with an inspector to be confident I can get it done in a shorter time frame (say 2 weeks). 

Also how confident is your ARV estimate of $400-$475?  

It costs you nothing to sign, and there's not a ton of teeth behind it -- mine basically says that you'd be willing to pay my fee if for some reason a FSBO won't (hasn't happened to me yet), and that you'll actually terminate the relationship in writing instead of using the skills of the agent and then ghosting them.  100% of my buyers sign one -- it also authorizes my to act as a single agent, give them full confidentiality and disclosure (not the default in my state), and negotiate on their behalf. 

I'll be separating in fall 2019, however, to start my life as a civilian.I've known that financial freedom is one of my most important goals for some time, and I'm pretty dang confident I have the work ethic and dedication to make it happen.
