Setting higher rates than the comps can definitely help attract guests who value quality, but it’s important to stay competitive within your market.

However, be prepared for limited inventory, higher competition, and possible compromises.

In essence, they teach their select mentees how to find vacant commercial properties in good condition and great locations.

I am really inspired by people who a take something that 95% of other investors would pass on and make it work exclusively for them through sheer will and creativity even with bad market conditions.

You won't find them on zillow or MLS.Direct marketing, driving for dollars, probate, foreclosure, divorce, code violations, dilenquent taxes, owner in jail etc.These are ways to find way below market price deals with little to no competition. 

Sometimes when placing an offer --  the POS is not yet available - and when you place an offer you can make your offer contingent upon approval of these items... although in order to have a competitive offer in this seller's market you are basically forced to "assume" the pos violations once they become available (usually 2-3 weeks after it's been ordered) -- you should be able to tell if anything more serious might come up on the POS via your own personal inspection. 

Aside from the standard BR/BA count and square footage, I always focus heavily on the listing pictures for any comps I pull in my area - finding a comp that's as close to your property's condition and finishes will give you the best apples-to-apples comparison possible.I also wanted to second @Tim Swierczek's input: nobody in Minnesota likes moving in the middle of winter.
