@Jay Hinrichs is correct.However, the following seasoning periods are what I am working with on the DSCR programs that I utilize for my clients.

They can test even the sharpest investors.Another buddy of mine, who’s based in Austin, had a client that found herself caught off-guard by a last-minute inspection delay on her Oregon property.. from what I’ve heard in Forbes, the local market’s short supply of exchange-worthy replacements didn’t help either.

Chicago cap rates are lower then interest rates so what I see clients do is rehab to add a ton of equity/boost rents and then either just hold it or do a partial cash out to get back 1/3 or 1/2 the money in the deal which gives you a higher COC.

I had a client that had an illegal garage rented out for $1k per month and when he attempted to sell the property, the tenant went to the city and the owner had to pay the tenant back 2 years worth of rent.

Although RTR does not have control over management issues, it is clear that Zach cares about his clients and will do what he can to help.

Our client gets OPM and they make money  but they have to run the asset.
