But, since I've been in a holding pattern waiting on the Florida builds, I haven't seen a clear path forward to purchase another house while waiting for the builds to finish. were are the new builds in the process.. if they have not started can you liqudate the lots and re capitalize.. ??

instead of a lender try to find a capital partner and share the deals.. thats what I do provide money for JV's  works great its a win win.. your going to waste your time trying to find nothing down lenders.. unless you already have one that really loves you then its possible.

We try to limit as much risk as possible while reducing the capital carry. 

You'd probably have to get this seller carried w/o interest, but then you'll have to figure out where to get the rehab capital.
