.- countertop is new- we painted the existing cabinets and put new hardware on them- in the 3 season porch we frosted 2 of the windows and then just painted the existing walls, ceiling, floor

I would upgrade a slummy looking kitchen or bath with builder grade materials or do tweaks to something old looking but in good condition (refinish a pink cast iron tub, use oil based paint to cover dated bath tile in good condition, paint good condition cabinets white and add new counters)

Anyway, agree that you have to sometimes replace subfloor- and definitely clean the venting system for HVac- and also any cabinets in the basement or anywhere else saturated leakage could go.
