They wouldn't be able to sell and then move to a new place at that price, basically.Looks like the best play would advise them to hang on to the home until they have more equity.  

Crown molding(ceiling) would not be possible to hang alone.

The company I hang my realtor license with can find the tenant, manage the property, and they have their own maintenance dept. to help the landlord save money and time.
