On buy-and holds we usually replace all the plumbing with pex, no matter what, because galvanized has a life expectation of about 60 years, so I usually take the sooner than later approach.Stick with hard money, like Mach1 or or MKE hard money (Scott Lurie) as they will not leand on a deal that does not pencil out, so you have the added benefit of someone experienced looking over your numbers.

Keep your focus on how many crappy properties you can buy each year, instead of buying fewer but better properties.

It's also how I find deals to buy as an investor as well.

I used a portion of my entitlements to buy a rental I still own at my first duty station. 

I have completed multiple BRRRR (Buy, Rehab, Rent, Refinance, Repeat) projects, and this latest deal unexpectedly came my way.

Duplex can always add additional units via the ADU laws. 8) Related to number 1, purchasing a property with an existing ADU is cheaper than buying a property and adding an ADU.
