What I do is I continue to screen looking for properties that meet my buy criteria while trying not to be tempted to change my buy criteria just so I can complete a purchase (which is not easy for me).The goal is to make money not to own property.  

After 3-5 years on average you have to expect a few things to do and we also take the opportunity to do some upgrades.The range is wide: we just had a tenant move out after 10 years and they left the home in great condition, but had to replace 2 vinyl windows that had broken thermo seals, replace the kitchen vinly floor with LVP and upgrade some of the light fixtures.

It’s not just about putting up signs or posting ads; it’s about knowing how to handle the inquiries, how to screen the right tenants, and how to set up the deal so it’s a win for you.

Wanted to get your input on this.Been screening multi-family and commercial real estate opportunities. 

I routinely have dogs run through the screen around the pool, as I don’t think they see the screen.

Even an after-hours emergency call should have been less than $200.I would contact the locksmith to verify this is a legit charge and get the details of what happened.If it really was a broken knob, then I think it's only fair to absorb the cost.

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

LTRs may not cash flow immediately, but offer less risk, assuming the tenants are screened well, as only one tenant is in there for the duration of the lease. 

Needs some light exterior work (paint, caulk, broken vinyl siding).
