Everything should be in writing, down to the type and name of the kitchen cabinet handles, the tile name/brand/color, the texture of drywall,....everything that will be a part of this project must be in writing attached to the contract and signed by both parties.

I gotta be honest - I don't think this makes money - high cost of materials, high rates relative to the last 15 years, probably not looking at much appreciation (I wouldn't expect the last 15 years to be the norm), lots of competition (there are a few brand new high rise condos going up), gulf shores is just down the road as well.

and i stand by that.STRs, MTRs, seller finance, new construction, deals bought off market by experienced investors - sure, those could all work. but those are much, much more difficult for a brand new investor to buy on deal 1.
