I have a goal to one day buy an island and develop it with a boutique hotel/vacation property for friends and family to utilize and for a private vacation getaway business.Anyone here invest in exotic land or island purchases?

I originally got into real estate investment to save start up money to go into fashion (opening retail boutiques) but now I find that I really enjoy it and can see myself creating long-term wealth within a very short period of time.

There are numerous apartments, a Marriott hotel,  dog friendly parks, walking paths, fountains and small "lake", entertainment venues, night clubs, retail, boutiques, yoga, gyms, restaurants and personal care beauty services minutes away, There are many corporate HQ's within a few minutes drive, plus it is on the tollway and 5 minutes from 121.

Or get cheaper cabinets but then add in some of the accessories, i.e. pull out shelves, no slame hinges, etc...Some higher end MDF the average person can't tell it's not real wood.I NEVER go to boutique, specailized stores for anything as they are always higher.

I manage both practices now.As far as your questions, I think finding a small boutique brokerage that will accept your situation is your best bet.

Not quite a boutique hotel or B&B, but a really cool short term accommodation suites, in a cool area. 

Tell them that you hope to be licensed soon and would like to see what their company offers.The big franchises can be a good fit for some, but tend to have much higher overhead than smaller, boutique firms or locally based companies.
