I would love to hear the feedback and since it is refundable it seems it should be in bold in contract that escrow agent sends money back to investor within the 21 days or 30..... with a written notice to seller, saying money back no matter what and for whatever reason during due diligence period.Thoughts??

And DIG has subgroups as well, where meetings are held throughout the area and are either focused on a specific topic or organized geographically for a more localized flavor  There might be other "meet ups" nearby, but I suspect that you will not find those to have same depth and breadth of knowledge and experience as what you will find at DIG; I could be wrong about that of course ...

Taking a local investor out to lunch or dinner at a nice place should give you so much more local flavor on investing and your goals then a national course that is general in nature.
