I am interested to hear more details on this too.I was told by my lender that 10% is minimum, as long as it is a certain distance away, “is in a justified vacation location” ie. not another home in a major metro area, and you will spend a minimum # of days residing there.Also note that PMI will be added on anything less then 20% down payment.

The first lender I talked with said it would be a 30 year fixed at 2.75%, with a FHA funding fee of 1.75% of purchase price at closing (that could be added to the total loan amount), and monthly mortgage insurnace of $497.

This should be easier than most lot splits since the piece you’re breaking off doesn’t need to be a legally buildable lot in it’s own, it could be added/incorporated into your neighbor’s parcel if necessary.

How much money should we keep in savings for emergencies (I was thinking 7-10k minimum)I know the current rent on the unit occupied is $1200/month (2 bed 1 bath)I don't know what the sqft is of each unit but the total of both units combined is 1,682 sqftRight now I know the property doesn't have laundry in the units (we would be adding that to each unit)We also would want to add wall unit AC/Heating (save on monthly expenses as oil is expensive)I don't think there are separate meters for utilities (I assume utilities are included in rent?)
