The (flat)fee was well worth it, and much less than other similar companies charge. 

The main drivers are proximity to substation (power grid), flatness, and exposure to the sun.

we have been the lowest priced lot in the neighborhood for some time. we are currently the lowest priced by over 5k...and regardless of "opinion," it is the "best" lot by desirable factors: highest, cleared, relatively flat, good drainage, interior location...

Moreover, maybe your market is different, but from my experience, most contractors won't walk a property until it's under contract or you're providing a flat fee for their time.

You can't just throw up new complexes left and right like you can in Kansas where it's flat and you simply build outwards.
