I didn't expect to need to repair the HVAC or the surprise inspection by the housing authority that added $250 of repair work, or there being a week long freeze that upped my utilities by $450 for heating.

Being that section 8 tenants average time in a property is 7-8 years, they are under the housing authority, they also wouldn’t want to lose their voucher, especially if they waited years to get in and much more.Am I safe investing with this method in a tenant friendly state?

.), walk into a branch and let them know you're looking to open a new card.Branches and bankers are obviously evaluated based on their ability to open new accounts, and they may be motivated to give you a special offer.For example when my wife got a Chase card she got double the sign-up bonus in-branch than what was being advertised online at the time.If they present you with just the commonly-available offers, let them know that you'll just open it online because it's easier and will result in the same bonus anyway.If it looks like you're going to walk away, the banker may be able to give you a better bonus in order to not lose credit for your account opening.Of course they may not have the authority to do so but it's worth a shot.

Other concerns that immediatley stand out: no mention of who has authority, no voting rights etc, no reps or warranties & no language concerning winding up the partnership before the 10 year term ends to name a few.

I heard state senator Robert Wienkowski (author of many of the state ADU laws but I am not sure he authored SB13) discuss the intent of allowing unpermitted units (he used the word bootlegged units) being to not remove safe units from the housing supply.Seeing state law currently explicitly allows safe unpermitted units, a judge should not be able to rule otherwise.
