Names Christian, I’ve, been doing real estate investing for bout a year now, worked on my first property which wasn’t the best ideal situation, but it was an amazing learning experienced that I wouldn’t trade, made a lot of mistakes that after all the classes and events i have attended i am learning where i went wrong, and really in need of a coach to help guide me in the right direction, i do have a game plan in place and the goal i want to reach  just need to be helped its a path.

I agree with other responses here, and to piggyback on them it seems everyone plans to 'own forever' when they sign a 30 year lease or finance term, and then things change (job, relationship, life events, etc) and folks try to sell the property with 25-28 years left.Banks do not look at power bills when determining DTI, but they will look at a solar loan/lease.

But this typically isn't the sequence of events since it seems like you are going to be installing new LVP , so have the contractor repair the soft spot first then install the LVP.

Agents may also have macro data on historical data, local median sale prices, absorption rate, etc to help with your analyses and projections.Networking/build a team: Attend local meetups, virtual meetups and stay active on forums like this.A lot of this will be done in front of a PC unfortunately but if you cut out the noise, you'll be able to maximize your time.Lastly, something that has helped me tremendously with respect to focus and improving efficiency is the pommodor technique.
