The first impression is always very important.

As someone who’s both a real estate investor and a property manager in RI, I know how important it is to stay ahead of the curve.

There are so many great features and I'm impressed that Baselane is constantly rolling out new features and truly listening to their users so that we're getting the features that are important to us.

These are questions I would ask and as you noted, if it seems to good to be true.....I have not dove into this in detail, this is just what the "sniff test" questions I would ask - could be a great investment for people - I am just telling you what I would ask. question would be who is the lender with a proven track record as you note Chris that would be important to know is the fixed debt investments ( loans secured by RE) bringing in say 8 to 9% and the equity in the MF is making up the difference with rental returns.. so say rental returns are 6% and the Notes are at 7% that equals teh 13%  ??? 

Verifying last 2 years of rental history very important!

There was an article published in Sept 2024 that showed the average consumer would save over $10,000 by working with a broker vs a direct lender over the life of their loan. 

Tenant screening is a big task and extremely important.

Sounds like it makes sense for you to partner, I would suggest: spell out responsibilities very clearly, how you make decisions and most importantly: have a very clearly spelled out exit. 

(Process varies by jurisdiction)  If they know exactly when it is being removed, they can come rescue important items.
