Hey @Ryan Tongue - at this early of a stage any well known bank that offers business checking/savings should work.

Arrange inspections and visits?

I am genuinely curious but would guess he would not at this stage of his RE investing path.My belief is most value is to be added on highest cost asset.  

Our mutual friend, knew the arrangement that I offered her in letting her rent it at the lower rent as is.

I expect to be paid no later than Monday at 10pm Unless arrangements have been made in writing, by text, eviction process would begin that Wednesday if balance had not been paid in full.  

All told, the GP is making $337,500 just to arrange the deal (not including their reimbursement of any out of pocket costs they have already covered: due diligence costs, broker costs if they are paying anyone to bring them deals, legal setup costs, etc).  

I'm not at eviction stage yet, I have evicted tenants before. 

It was a very sad reality to me but I left that arrangement with him owing me a lot of money.
