I have a no pets policy but I'm sure the day is coming when a tenant will appear with a emotional support pony or some such....We are in NH and I seem to remember that, if a rental is a primary residence, the owner has some additional flexibility in the law.Thanks for your insight.Signed - Landlord newbie

Would love to hear more professional input Jay Hinrichs unfortunately there is also the mindset on BP  that find the deal first money will be easy..well that could be true for a no money wholesaler making their spiff.. but for someone wanting to actually go into the industry you need money first deal second.. deals are like street cars there is always another one..

Obviously, I am going to authorize an after-hours call to a plumber if there is a leak that results in water accumulating  under the bathroom sink (preventing property damage is a no-brainer); however, if a toilet is clogged, the water heater stopped working, electric power is no longer coming into a section of the house, then I dont want to pay the premium to have the tradesperson come after-hours (I dont feel like paying a premium for the convenience to my renter) when the call can be made the following day or on Monday if the issue occurs on Sunday morning.
