My sister operates sober recovery houses, and has a situation similar to what Rob describes, however; she's the one on the main lease, with seperate agreements, that allows eviction without usual 30 day notice, if they break rules (no alcohol or drugs) or cannot pay.

It has been a while since I have been in Utah, but you had to buy any alcohol at a state liquor store and the beer they sold was basically watered down called 3 2 beer.

It's ben our experience that the revenue from on-site coin-op laundry is pretty close to a wash (pun intended) when you consider the cost of the machines, the water consumption and the electricity/gas required to run them.In your list of expenses, I do not see groundskeeping (lawn mowing, snow removal, leave raking, etc), nor garbage collection.

Than you @Hattie DizmondI see many of the same sentiments here about Dodd-Frank, much of it not really written for "public consumption" it can be difficult reading for those not well versed in the finance arena and related regulatory matters.
