You've only owned it six months, so you probably haven't dealt with vacancies, maintenance, or capex, but you should be setting money aside for those things.Your partnership agreement (if you have one) should address exit options.

@Fred Robertson, I was actually reading a little about this sort of thing today and it is absolutely the kind of thing where you get a CPA or certified financial planner involved!

Real estate is not the end all be all panacea for building wealth, there are a lot of other options many of which will give you way fewer headaches than real estate will!

If that’s not an option the cheapest and easiest option two would be to use NORTHWEST REGISTERED AGENT out of okemos Michigan. 

On public websites, I see some options to acquire a duplex in central Los Angeles under $550K which would require at least another $50K of work if I do not outsource most of the labor.

However, given the fact one is gone and the other is doing their best to cover all the rent, eviction would be a last option.

I question if they get kick backs or actually hold ownership in this company.
