Obviously, logistics are an issue with a bunch of us being from all different locations in the state, but that doesn't mean we can't connect, chat, and who knows, maybe even work on some future deals together.

Only time I did that was when selling a STR, I transferred the listing to the new owners and gave them a USB with pics and docs on it.

Giovanny you are in the best position if you think about it.... you are pretty much at the hump for the 20yrs... make rank, make rank, make rank, alot of us want financial freedom.

Otherwise, the easiest thing to do is to have a cosigner on the loan to get you over the age & income hump.  

@Alexander Ryan-Bailey congrats on getting an owner "over the hump", that can be the hardest part.

Use some imaging tool, not just backing up data to a USB.

Backup your database to a CD, DVD or USB drive for save keeping, and easily restore if you have a problem!

We are keen to get into house flipping arena ourselves at the lower to middle level and we have some funds available, just not the amount required to get a hard money loan plus the rehab...do you have any suggestions that would assist us...being new to all this our contacts/knowledge need some help...appreciate your time and responses
