I am going to start a company website to host the pictures and provide a little explanation of what we did.

and frankly most landlords send a technician to fix things, not go there themselves, same goes for lawn care, usually you have a company that comes every week/other week, you do not need to be there.... 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

In the future when I start trading up to larger properties (50 to 100+ properties) I will likely sell off my current portfolio to condense my holdings to fewer parcels so that way my time is better utilized. 

Do you have a property management company you use? 

And I think a lot of companies will realize that productivity is generally higher in cooler climates.

Plus the macroeconomics are on fire with job growth, population growth, and companies moving/developing here.

Typically, if you have a mortgage, the mortgage company will collect taxes and insurance when you pay,  so there is not really any budgeting required for this.
