To add on to what Tim S was saying that “most people that are moving because they have to”, almost all of the major management companies only do leases that end between March and October, so there are not many qualified tenants looking during the winter months.

@Tim Johnson Come on Tim you know how our first flip went lol, we paid more than we should have up front, we spent to much on the rehab budget and we over improved for the neighborhood.
