@Chris Ellis  DOHardmoney advertises zero money down HML  so you can imagine they get all those with very limited capital that are dreaming of the 100% financing.for this the charge 3k up front to basically buy their materials with the promise that they will refund the money on your first funding.then according to others there is a 500 to 600 .00 submission fee..rates are in the 20 to 25% apr range with points and interest... 

HUD has no idea at the time of the bid submission what type of financing the buyer is getting but only that she is an investor. 

Does the CPA distinguish this before submitting the tax submission ?

So, if this property is already approved for a short sale, there really isn't much you have to do other than submit an offer that follows the lender's submission guidelines, which generally is to be submitted with a POF. 

After speaking to the local director for the office that handles the properties, I was told about the bid submission, assessment and approval process and was told that if I submitted an offer and the SOS sent an acceptance letter, the property would be titled in the county records and I would be the owner.

So, are there no HUD forms needed for submission to the program?

Also is there different tiers of services, such as some will help with the plan submission for acquiring permits and some wont?
