My "package" consists of what the bank wants PLUS my own submissions I include which is any crime related headlines, comps, repair photos, an intro letter, a PA, harship letter, homeowners 2 yr taxes, last 2 pay stubs and bank statements.

@Chris Ellis  DOHardmoney advertises zero money down HML  so you can imagine they get all those with very limited capital that are dreaming of the 100% financing.for this the charge 3k up front to basically buy their materials with the promise that they will refund the money on your first funding.then according to others there is a 500 to 600 .00 submission fee..rates are in the 20 to 25% apr range with points and interest...

So, if this property is already approved for a short sale, there really isn't much you have to do other than submit an offer that follows the lender's submission guidelines, which generally is to be submitted with a POF.

After speaking to the local director for the office that handles the properties, I was told about the bid submission, assessment and approval process and was told that if I submitted an offer and the SOS sent an acceptance letter, the property would be titled in the county records and I would be the owner.
