I had done well as an owner trading up my principle residence half a dozen times as markets rose during the 80s and 90s but sold out during the dot com bust in 2002 and have been a Silicon Valley renter paying through the nose since then staying close to my tech job.

I spoke with a lady about buying her home "owner finance" and after putting the numbers in, I realized that I would have to offer her $20K less than what I had originally anticipated to be cash flow positive.

The place only has 14 of the 40 units rented at this time but the lady is 80 years old and leaves it up to her daughter to run.

An elderly lady wanted us to build a house for her on her property and showed us the blueprint.

They had a cleaning lady and manager helping run the whole thing while they lived in France.

I told them I felt those jobs were awfully tentative and Mother-in-law/neighbor "MIL" lady insisted that the jobs were a "career" that the DIL had been working at in her former location.
