Additionally, you would want to make sure Uncle Rick is listed as an additional insured on the insurance policy so that he's protected and paid back if anything crazy happens to the property during the rehab. 

As @Ricky A. suggested, definitely check out a TREIA meeting whenever you can.

Along with your authorization signed by the seller allowing you to talk to the trustee.An EM agreement just is not going to do it at this late stage as Rick is alluding too..
